And named after his daughter Josephine and so there's there's been named. And operated its former 1516. Years and I've I've -- by their acts as a server us. Back in 2005. And they hired me which was awesome and worked there as a server and then quickly you know things. In the restaurant business everything changes on a daily basis. Felt myself as a manager assistant manager -- chorus of breast era and wine buyer. Didn't really injuring one that much just. I think a lot of red and not really a lot of wide and herein as the wind buyers like okay. My plans for restaurant but it does do that and I can remember the first one it actually brought on I was like that suddenly okay here's our anyone in my holds applicant instead. OK tell us about it and like Ahmed -- actually think about that part. Seem like it yeah but and that's who we didn't crack it open up. Let's let's let's try otherwise and you know end -- otherwise speak for itself that was that was my first movie is a one environment and now as senate showdown is set to town and the -- but there's still listening to the bottle equipment that -- a summer home. Tell you yell and I don't kick it back you know is somebody -- it always asked their engine. And by the time means that we have -- have endorsed. So here they weren't there where there's a big smoke comedian and I don't really I didn't -- out there and yet they say make it agenda but -- ahead. They -- yes so we did think it made it and here we are back at you know and is that. You know -- fast forward. You know -- classic retro is was probably expire inspired you know interior Max stands are made him. You know all of -- struggles in name and what he'd -- him and and initially -- this was a big part of it chilies spicy peppers garlic you know. Awesome sauces which is still doing today just that was that was it. And you know we we kind of bonding and down and forged a relationship. That moving forwards are doing this up big men who could have predicted you know. -- he one before he was ready to step out of the restaurant and down I was I was. So where this stepping in their shoes and you know is like okay well again it is some front outside I'd had a few lines. Blurted did it you know don't -- I'm I'm not that that's that that's is that very seriously news service. But I didn't I'm not sheath senators like okay. My buddy Brandon Fuller who is we met. Taxi back with -- Scott we know work together -- -- tactics go back in 200234. Us. Yeah Holland with fearlessly giving him props yeah you know we were we were waiters together -- cavity itself. Who knew what the future was gonna actually turn out to be like and we Euro waiters and you know running down and in. Do our thing and you know -- left to go to -- is still here in Austin. And according -- yep yep and maybe government decider to go to Canada and decide. Joseph there and some that Castro Rogers -- Like you say hey let's get every now. And whoever wins at BC and you know. I was gonna go to I was gonna finish my degree the game and you know -- to Vancouver and always going to be beautiful -- -- at the other end. Went out in Seattle and Lou. Nobody worked out all right you know in the fifth. Pulled into Seattle and as we thought we we did chilly rose tripled this gentleman and those -- river broke down Kadima terror but he would do anything like did you have a car buyer. Men now nobody really knew what they would never cross -- I don't know what I had done it. -- Iraq that shouldn't -- -- syndrome Kenseth and -- -- a quick vote and Scarborough whatever you know does get things stand -- -- BC. When civilian university and they said you know -- UVs is -- -- that I need to -- they suggested that. Was well covered us for myself and in his interviews and we're resilient one. -- -- Everybody thought there have foreign secretary within I OK in my might have gone and I have to go home. Again they -- they -- -- Texas that it dove on Java can do you know aren't they got to work spark something and does it off authors we've pulled out of map and said all right. Well governor of Texas we're -- ago. Because -- -- did that might go to south Texas -- is like being Colorado mother go to color out of Cuba or north and an awesome just showed a -- begin like. We didn't we overlooked in the record times Austin, Texas what would we don't care what happens at Edwards drove in Austin, Texas with what money we have left. And pull up the paper which had never done before in the -- job and there was -- as soon. -- busy busy hiring servers. And rolled in there and got the job and game you have fast forward you know. When Charles said I'm I'm I'm ready to step out of cameras have been called Brandon Graham worked with the cavity itself causation couldn't get season with an uneasy around yeah. -- didn't need to assess vantage. And it is the only person I would do with the men and sell us that you know are you in. Absolutely and and here are today you know the band back together the band back together and you know it's it's awesome it is go we took over October doesn't twelfth. And you know where where where were chugging along and it's exciting that that. That that the people Lawson and whoever else comes -- is gonna actually get to experience. Brandon -- -- because it is it is very special he's he's he's got his own take he worked that week. They were -- They worked it -- Beazer which is no longer here in New York degrade it was great he worked at our side that I mean he's he can't name of that one it's been you know really been everywhere and now now we had him about Jersey detonated that now we are each other's. And yeah it's an awesome thing. What's a great story. That is the great story -- and partly there was part of that -- today is ever -- it. -- Jill wouldn't you know a good bit with his restaurant group I mean so elect the three misses came over here and and and now we're we're you know. Enjoying. Austin food she'd I don't know restaurants. How do you know it's good Canadians you know opt in if not thinking coming in Canada but. It could get the word for the most interest and restaurants story on you when Jesus so far national didn't get -- -- -- we will quickly get it back and and Arctic zone -- and your current. -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- This first it's. He's okay so we're -- farm tomato salad. That is Springdale farms. Tomatoes we got. They were just merely hangs in there and in some sun goes cucumbers as well there's Marcia -- kind of agree exile regret. Strategies and and a black pepper Christian or we'll if you will on top of that. That's and that's right is brand went to culinary school he did give a lot of credit and our business suite is real good. I really did we really didn't stuff about it and perhaps -- On the play and it's a what -- If you look into this it's now wield this salad was awesome in his -- and John period it was the great whites yeah was a great white shark gave great Iowa and. Well let's this is beyond rodeo Alina for -- from there are being no easy for years say snowbird acidic very angry whites there. From combined yeah this has grown on the shores -- an excuse me on the slopes. -- the CBS game and -- you know which is regurgitate it and minerals. From. Thousands of feet -- -- and they -- greats in this stuff that he can taste the minerals and it's just beautiful it's just sickened at Munich's -- -- America. OK. Let me and I'm. And I actually thought experiment -- you'll see a picture of that later on yeah. -- -- part of the reality show photo op and didn't look so good to manually capping goes in and and -- bringing -- on board on your website you describe the menu as play Poland and and innovative. So tell us what that means and how that translates into your menu. I -- actually. That's that's Brennan's. That's his words than that that that -- is is his. Idea of the million. You know he's. It he's a very talented chef but -- -- days also very playable and down here and it makes this is that. You know speed says it's a good food he needed he makes this is that. That all the subtleties really attitude amazing thing where it's down -- he highlights what do rim is slacker what does tomato paste like. You know it's not been overplayed thinks but. Taken all those there is innovators dishes and innovative and in in. You know a controlled way. Adds up to you know play -- Dissident in the day where you know what will taste later they go -- with give -- I. I have seed vinaigrette and they're coconut rice it's like. You're gonna taste that the eyes you know. It is so true reformer that's highlighted -- -- tasted the record -- ribs and you know you taste the red curry but you'll takes the -- Riverside elected scurry all over the place it's. It's got this balance through it. That -- that it is at the -- -- thing about it it's. You know it's a bit and NIC what we were set up our web -- it was like you know. It our web site guy. Robin interviews amazes. Where is Basinger is the does that. Tell me your descriptions of like who you are in and and and who you're gonna be in these things. But keep it in like three sentences so is that. Okay well yeah like picture you know how to describe -- to describe what we did I didn't really yeah I hear that saying yeah yeah -- That's what -- came up with you know -- innovated in admitted dishes and and then they've really does speak -- is like. -- -- congress which studies in red pepper it's like you in case that white beans you're in case the red pepper again this discussion. But through speak for itself been debated the dude is is good when it comes in your backdoor. You don't do too much. When you played it to make it awesome that candidate is very awesome. No way there. Yeah. And that speaks to don't -- it. -- do you know a lot of local sourcing. We do is much local sourcing as weekend to take a restaurant from. You know troubled schools you know. Secret or in a restaurant. And moving into. A truly farm to table restaurant which you don't then -- -- thrown around quite a bit. It takes time and then there's you know we -- bring it you know his wheel housing and who he is his formative. If he had it his way everything that we would do it comes straight from the farms in the around Texas straight to -- the -- you -- when you dine there. You know there's certain things that debt limit what we can do now found that it doesn't ask does that create account -- -- absolutely we we don't have walk ins you know word word really epitome of -- small business we keep our efficient cooling ice chests. You know all of our -- you know before you leave the restaurant jury and I assess if there's any water in there and that's fresh eyes to it I mean. Bet that that is you know that's that's. We're we're keep most of our our proper proteins. -- -- one big bridge there we'll keep a lot of our our producer in the center's -- you know that's that's. That have to refrigerated so that that's all good. But you know it. It's it's it's a truly did all of the producing proteins and everything from Texas. Bet that that's that that that creates its own challenges and of itself. And you know one day we'll have a walk you'll have -- pace and in this and hang in -- just you know do that but you know it's it. We we we we do everything that we can. As locally is we can and the thing is that we can't do yet. We will do that at some point. And -- is far from it but it takes it takes a little bit time in creativity tickets you. You know that sort of kitchen. And that sort of entry in NN -- things. So when you're doing -- and you have a commitment to local sourcing and as you're saying. It's challenging because. Then Brennan's gonna wanna -- it to you bases menus and his dishes around what he can get that's the freshest and the most available. So that creates a little bit of culinary gymnastics and you -- for -- Each Fisher share but yet a beautiful thing about that is he he goes to farms -- -- 234 times that we. So you know and did gymnastics Bart is more in -- In store this. We know. It is such a really big availability because he's there's so much that he knows any -- here is that relationships with the farmers. Did their tell them you know this is what's hurting now this will be ready did you know in the future so he can definitely plan and you know a round. That conversation. Bazardo with the farmers as a menu changing -- oh yeah like how often -- triggering change and we didn't sell you know I think it would it would I would do -- an answer that is you know it citizen how does it change yeah that's ahead that's changed ended and we took over October 2012. And since that point until today. We've probably changed in me news. -- while Thompson because they were about to do another changed so -- great thing about opera -- works. And what makes him such a great shot. It really doesn't operate by any sort of there's no like predictability in the creative process. If he's he's now in -- roll out of new menu on Friday night they had been all -- that -- yeah. Yeah right yeah but we're gonna get slammed. And by the way it's every -- got sixty dishes you know that's on the menu and then we have the specials that -- their -- at the creative process related it really is that it is if what is pair moves it went -- spirit moves him and they have good things moving we're written word in a year ago there was Jayson mall and you know it's like. Awesome we we can definitely sell these things that stood and they were you know. Myself in the process for this corner ourselves for thirty minutes and like -- we have the -- this let's get. Didn't write down what were they take a break and pay a couple bills and now is that John would complain more of this way -- all right. When we don't want to live there yeah -- still the -- it's all yeah. -- -- did you get radio on talk thirteen seventy and we will be right back everywhere not. Is -- Very blue it's like it's -- you know it's not free or is this is not your mother's Jay Leno. So that was what was going on just now is like this we were on air so I think we were Bluetooth and it was an American hero I can not to hear you talk about -- -- -- I can reflect yeah. Yeah but the market -- I went on there and now we're back where it are living by design guests mr. -- -- from unforced day. In half hour up CEOs of the special introductory meeting there with just for you fantastic and -- you have. Brought with you today. Jim Madigan dramatic and custom homes that -- I'll let you brag on him a little bit and sure -- listeners why you wanted to Jim do you beyond he said she's a pretty you know. Well. The work with Jim actually threw another client. Which we paired together very well and we've worked -- in three projects now and we've got a bunch in the works. You know Pamela brown MI and they were dealer for years. Trusses abilities and he's obviously turned over great products. And -- I felt Libby did situation numbering imam for -- because is a great custom builder in the Austin area. I'm -- new things pretty much everywhere and I felt that it would be. Good position for him to be on the street as we always have fun right -- we always up especially accurate -- bare minimum -- airmen on the guest. So I said dad paid -- still shows and what are we doing. Don't worry about it to show up to show up wing and -- react the concrete come Thursday it will just got dip -- so we're. Gideon fed and given some drinks and we'll have some great pairings one by the master -- masters. Jamie integrate -- Thank you enjoyed everything up drug which is it gives it. Dependent that that that I think I think so are you really intelligent man I didn't are you letting the wind speak for itself. Is opening its happening to jump on channel -- the -- that John channel the war speaks through John note yeah. And it wasn't this constant -- significant potential sewage and it didn't let let's talk to Jim little bit and though tell it tell you got into the custom home this. Power noise through college. Doing training and small repairs and then they just -- groaning -- until finally a little business going. And Austin was Newman at the time this was in the early eighties. And those projects to -- make bigger and mayor mayor and until I had a full blown company and then asks went in from large remodel projects to houses. And those got bigger mayor. I assume that it's kind of morphed. So tell us a little bit out that it can custom roms can happen. What clients can expect when they -- to build a custom home. Well who we've been specializing in middle of waterfront homes -- Travis for the past fifteen years okay. Most of my clients have been from Houston. And building second homes that they. I hope to eventually retire to. So they're building them and that putting a -- into on that let's finish is that. You might not normally see in the second round although around Austin that's becoming more the norm and anything else at some point I'm I wonder who's going to be left in Houston is hit. He'll let you know there are a whole new crop -- and an almighty. -- I close that door now -- the second fastest growing city area tree he had snuck in Chechnya on its amazing thing you know. I go back there and you don't recognize -- push you don't recognize Austin anymore now that exactly right after the flavor that was in Austin long time ago. It's still there but it's little harder to find -- -- -- and and -- -- us an idea that that the so my clients. A lot of them. Are. Live in the way and that they need to trust somebody. Most -- referrals come from previous clients that -- for and we try and develop a level of trust early on. And it's gotten through the process. Most -- never built to appear in a lot of man named -- houses before they've. Purchased him so it's only process and I walk them through and and trying to hold their hand -- thing in and for me it it needs to be a good experience I like to enjoy it now like to have fun with them and at the end. I've come to measure the success my jobs by the friendships I've made and we invited to their parties and we have -- -- -- partisan and I -- I'm good friends with all my previous clients. Well and that's exactly why. Where my company came from here is because I found that. Busy professionals. Wanted truly really wanted in their heart to have their own custom home and have something bill that was just for them just the way they wanted to. But they were afraid to go through the process they didn't they thought they had to quit their job or their lives to do it changed and so and they didn't know who to trust. And so I mean -- somebody hit their semi horror stories out there about building custom homes and it doesn't have to be that way and that's why we. Developed by design custom home concierge billions Hernandez didn't know. I -- so weird do you it any particular areas in Austin and tell us please geography looks like of other places that you build in and will built. Well our lives and then in my offices out -- spice -- tonight and we feel we building custom homes on the Lake Travis for. Twenty years but to what it's like Travis drying up the market has from me inward more. Still to laden Westlake. And -- -- Barton creek and -- -- an outlying areas around here wounded many do we'll. A couple -- like Austin now. So and industry accounts and Barton hills -- -- Barton springs. So were transplanting a little bit more work here until late coming back anyway but I am enjoying it because. I spent a lot of time in Austin in. Like it. And that -- didn't have a mr. -- Sarah over here Pelham. You don't even like yeah. Play at the limelight and I thought yeah. Booties I'd have thought of bad. Yeah. -- you don't kid because you're catered -- it's -- I do know that road left that night I think it's never let -- want our gratitude to crop up in samarra yeah. But he's got the best flooring in Austin that's exactly are very -- so yeah exactly I became I don't winner that the -- actually what my good clients have built three houses for. New Kurt and it -- a segue to from a medium and we hit it off immediately and have formed a bond since then and then now. Like month. Because there's nothing to -- is likely can't replace immune give good good suppliers could vendors and -- and that's that's replacing the that that's true in the most of the it's like when when my crew comes on not a job site they've all been working together for years and years and look out for each other. There have fun together but it's all about work in the they know when they come out there. They can make money because everything's going to be ready form. Which state that you -- horror stories from from of the jobs that they c'mon it's not really and they're they're coming back can and they they reflexive than their pricing so. A lot of times we'll -- streamline pricing just because. Do they can come -- and then -- to our war. A lot faster and an easier with less problem correct and which leads me to the question tell us about Keenan banking customers. Well I got an officer -- spies would then that's got to. Linda who works full time in the office. And then I've got. Six full time employees. The hands of them with Mason mum seventeen years. Cost me that's an awesome statement that they are true -- they can do anything. They -- -- down they can. The late tile. They'll dig ditches that they can. Will lose so there's a lot of most of my work -- about them but there's a lot of filler that we have to do and and it's amazing we spend so much time just satisfying previous clients needs you know they wanna do. Something on the back -- announcer then than they call me tell you haven't done I've got a group of guys that this pretty handy -- those. Those needs. And that's could be that's a big challenge in -- market right now. Is good contractors and good suppliers because. You know today if you haven't heard Austin is the hottest silly little and I'm not I am mad at -- That's just a visible and out for you to be able to you know keep perspective keep your contractors and keep them working on your jobs because they understand. What level what your level of expectation has. Is is quite channel which of these days. You that I mean if if you it's the jobs are ready when they come out and then they can make money and it. And they enjoy it. They're in they get paid quickly becoming a trend -- My -- quickly so that they know and I'm no way around it and it makes a statement. And they mean you know. We look out for each other and it's it's more evolved from a union family than anything else. -- new morning new client engages with which you guys what's -- -- quite put out how to feel what's -- start off -- A lot of times will meet through. Through an acquaintance. Sit down with women and discuss their needs and see what kind of architecture they're gonna need to get two or three architects that. Depending on what they're looking for -- contemporary against. We can reform to. And then kind of walk through that process with them has severe weather -- Reflecting prices they start to develop a plan or. Style. Materials. Anything that you know we can got a month. So interact all the way through that process until the plans are done -- which starts phone numbers and it. Work -- a contract and -- very specific specs. -- that will follow that that meets their needs. And then it's sort of into. Now we've removed through the jobs. Usually a lot faster than most. Because I've got good serves that are at my disposal. And I've got this this group of guys that that helps. You know will move when electrician will come out instead of him -- dig that the trench will have a dirty done form. So streamlined streamline their process they like it and that makes an -- season there. Settle it's a new traditionally work with architects as opposed to the model designed -- that's correct okay. Sometimes -- I might offer. Advice during the during the process whether it's sit room sizes that -- architect might not catch or a different way if you know. Developed planned but for the most part to this architecture. Well and that's part. What explained with my clients the process of building the team than. Because that conventional wisdom out in in the custom home people that are looking to build. They think that we do this issue going you find an architect and you have them draw you a set of plans and then take the senate plans. And find a couple of builders and have been vetted out and that is the worst way and salute to do a custom home offensively because architects. Are very good at their -- they would design exactly what you asked them to that they really don't know what things cost. And I've seen people go down that road and then they end up with a set of plans that they can no longer afford to build. -- -- -- and -- one of the first questions I ask is you know let's -- develop a budget something that you're comfortable with. Not to exceed. And then you may have a little bit for some some changes that you might wanna do yeah. But that it that way there's no surprises for the team designed the house to get absolutely that this way -- They're going down a path that's gonna cost them more money he stopped parliament L or you say we can do the best. But it's gonna cost more -- are you -- what yet do you wanna go there or you know -- these are some different ways that we can do absolutely and every I and I find when clients do it that way they come out at the end of a process with a -- bailout. But they can afford to -- and the expectations were met and the expectations were met -- met because takeaways on your new custom common plan stage really think you know. Well we know what with creatives and. And that's a thing you know he you have to have people who do that but she keeps him grounded there's a there's an aspect to your team has -- -- creative ground it. In the reality of getting something done you know and -- in our business we see all the time and we we have to design to a budget. You go in and architects. Beautiful work but stadium that can be dreamers and so it's great like you're talking about you have to have this this partnership. We're someone keeps -- real but let's let's let's talk about -- -- should look like them earlier you do the better. And and then some people a -- initially might be a little bit reluctant to let you know what their budget is or and that. And and they needed they need to get off of that it's it's very easy to establish a budget and -- something that they're comfortable with. And then everybody works around it's not like you're the -- pharma who. Whenever -- -- to -- definitely yes there you like OK so what are we looking at her project. House a lot and all that that we -- figure out OK how much do we need to spend here and how much we need to stand on the house. And the goal is not to seek to make sure that you know that that the builder and a designer and everybody make sure that we take all the money on the table we have to know where we're going yeah. Let's not poker and not -- Good so I -- -- across the table from you and a poker hand I don't want to provide you know the best you know in the in case we are talking to the best customer and we can. On a budget that you'll be able result of Ben and that is in my business I'm sure and in in the middle of yours as well. Is just about honoring the budget -- on your budget and do the best we can with what you butcher what should allocate -- And the and the worst thing that can happen is the date commode for this grand plan that's got everything -- That they. Want and it's been their dream home and they go now we can't really afford that we just pull out the windows we got to pull -- -- death. And it doesn't like destroying I have to have been better or worse when my dream apart yeah. That's actually -- that you're gonna build it now retired but yeah. Thanks to dream killer. To Cuba but Madigan -- is not. Income from that's when you can make sure we want to however and that's where skilled craftsmen come. Come into play. It's you know folks like California closets and designers that the people that are truly good at their craft. Can take things and give you that wow factor and still stay in your budget feature and that's -- that's that the skill set that. You know those kind of -- -- to the table mean anybody can spend as much money is as can possibly be spent on a project. But the skill is to be able to create something that that's beautiful to understand their -- yeah. There are limitations and let's do the best we can within those parameters you know we're gonna use some importing glass Powell accused of places where we have a lot of wow factor we don't have to you know do it everywhere. And also. -- you know interfacing with them so that you can point them in the direction of you get a lot of bang for your buck on this or -- This is not you know -- and get a lot of cost effectiveness had a decent value engineering in different ways. And you know enjoy the process -- -- so that it's fun. Because you married to him for you know. Ten months -- says he might as well. And a strike of the good relationship and no doubt enjoy the whole thing and building custom home should be -- -- -- about who moved. Unfortunately. I understand there's a lot of problems there was with. That whole process. Well and one that's one of the things that explained my clients in the beginning it's about setting expectations and everybody get the story. Everybody gets one. Some people maybe have some more drama than the other people story that everybody gets the story and so when things happen to -- Because I mean it's it's is that if the -- may product him then we just remind them of this is just part of your story chair and men like. Like you tell -- we're gonna have a story this is just part of your story. Quote. And I used to have a builder meeting at the beginning of food -- and down clients I'd say okay this what you can expect. From start to finish these are these are primaries these areas where you -- think everybody's hero. And then you came close to the ending and get frantic because he got so much to do in the movement so you walk them through that whole process. So at the end when they when they you know getting -- whatnot. You go this is what we talked about men and knowing I. And I am a student yeah we'll get through to get yeah well under that's right -- and close we have plenty of wind from my Don -- we can get through and anything and it's really well with that's like the drama comes with. And if you're you're good drama line that's as well I have friends drive as we get to the Scott should show us. It. There shouldn't. Run it. All right ladies always tough I don't know if you're into the technology -- The guys at Google have come up with a driver less cars and so which shows that these latest come turn so which of these is the latest state to legalize the Google chauffeurs. That's the name of the project that was created to have journalists -- Is it Florida Nevada and California all three of them. Allow a driver -- cars now on the road which is the last one to legalize it. Good luck landed touted -- against Florida Nevada and California. I mean I brutal truth part packet that you do not active on the road it might want to -- eighth in the country. Play I know that's tomorrow -- good reason America Google. And that's probably where it originated. Florida's is fast and not to laugh though I needed. Again the last -- to legalize it out of it not California I don't her. -- the only way to get back and -- go to Nevada for my company and Ortiz patted -- on -- go I would go to Florida. What I would be your -- And black I agree out of Atlanta -- that. So the idea here is. And it and 1231. Of these is the third one to legalize it which is the third one. But yeah I would agree with that it's had to finally answered that's where we're going out all right. Yeah. Handled it truly electric shock and yet you're gonna love this unfortunately California. It was the last thing I'm real behind Jim unfortunately we legalize it don't criticize it. But we definitely need in Florida I'm from Florida and that's -- -- against say it. See everybody as a world -- And that's why Texas getting worst is all of our transparent and yeah. Always critical about his own driving -- It will advertise it this here's the uptick on the US is way behind other countries in the world and to approve robotic vehicles without drivers. So robo cars and cabs and cars are big new independence items for the AARP. And the sixth street crowd. Think about about -- not even needing a car anymore company and I think it might even have to show up. -- Madonna can call my heart to go to Dominic and I drink in his class will not. -- all right so -- all right gentlemen it's your turn the ladies are not on the scoreboard doesn't and so we have one through six and three 23 and fiber taken. They're halogen tech won and numero uno -- -- All right this is a gentleman's question fortunately for them I think it's. -- nine and a rancher from the hippie era of the seventies created no -- ranch she's no longer associated with this commercial venture. However he is cultivating the future of organic raise goats. Which is Haim protein. Lean his chicken and exceeds the iron and beef by what percentage of again it exceeds it by what percentages and over 25%. Or 40% -- -- over 50%. You can't call Brandon let's -- clarification time. That should bat yeah. You can immerse. Question had to unfortunately this could be -- -- should've been a man's question but here we go and I. -- but like many judgment too soon. According to the national homebuilders association it's been an average home in the United States there is a significant portion of the homes course is interior finish -- Now we're taking out the luxury custom homes. What percentage of the course is attributable to interior finishing is it over 50%. Over 25%. Or over 30% of you have a ringer on your team. We have a lady with no reduce health. Well we do all your -- early math thank you what do we do what's interior finish here. They weren't twenty. Lives. And -- -- So he's ever tournament settings and five rhetoric as in either case let me play you the answer you -- Handle the truth you know the answer is it's over 30% the only guy. I act that staircase just that that we Albert Waldholtz. As the addition here's the funny Patrick about the question is that since the average size our homes have been increasing you have to increase to finish out of those homes as well interior wise. And that's why it's been moving up and moving up from last couple years. I'm sorry ladies -- given another incident the alternate questions you can just rock. And I. Top -- there aren't so it -- How well we can't be you know we can we can go to a tiebreaker she won just to see forgiveness I'll -- highlighted today are gentlemen this is the three it to you this is is the out of the park view. And it was never about the money as a result about promotion it was like you know it let's. Let's change up what we do because. In a restaurant in any normal restaurants. Normally you open for business. And you serve your clients and then you close it down quietly -- is all about being created in the kitchen showcasing what we can do and doing you know something that was like. We're gonna find some awesome wine pairings John Gerber is excellent example. But finding people you know finding the winds ending creating a -- around that and and then just. Roll with the punches and so we do once a month the first Tuesday of every month except for January. February in July and it's it's really about like showcasing a winemaker or winery -- portfolio. That he does he has always connections and is like you know let's bring these people along and shoot just you know like showcase their restaurant showcase their skills showcase their desired. And and every totally like change. What I -- I removed it progressed its abolition what's awesome about that is like Sydney ego aside. Right now just bring -- people on you know it's not like I have got to protect what you know what we do is just let's open up to community and that -- it's got its -- about the stage like you know let let's just like -- happened with -- right and you know it. -- guests are there that enjoy it. Awesome thing boss sir John tells a little bit about though wind that you paired would be a big addition we're having it's hard to deal with this much iron. Personally so. Right. -- celebrate probably even a little -- and the line he can Alonso and wedge from Asia and the okay. Anyway the next direction we'll take is we didn't need a couple questions for Jim there was still wanted to get incident when we did that -- we didn't have a that we did have that and you guys were channel line about fixed price you know ours is -- -- cost plus bid on custom homes and I think to the sentiment that's a big question that consumer sheer math that Jim. Talk a little bit about that because that's the first thing that when I'm working with clients that we talk about is part of the process is going to be you know how the home was gonna be priced and we talked a little bit about before people -- afraid to tell us their budget because they're afraid that we're gonna take all the money plus more and that's really not the case we're looking to find out what world going to work so we don't go over the budget talk a little bit about why you prefer the fixed -- -- Most people would like get their hands around what -- that budget is what that all encompassing number's going to be for the house and they can do with cost plus it's open ended and it's it's hard for them to realize just what that that final number's going to be. Well and they know it is an emotional flawless it's like me. You keep having to deal -- it over and over and over again and people have this false sense of security that if I don't cost plus then I'll have a better handle on the numbers. And nobody can take advantage of it and that's not necessarily true. -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- And that's a big deal on that that one of the biggest and Jim I think you'll agree with me is one of the biggest stress factors of people looking to build a custom content is is the cost initiatives and so I. Light fixed price builders because she's just thank you put your arms around that you deal -- it up front and then after that you just relax and enjoy the process and build your home and you know if -- if there -- change orders then that's fine but then you understand that and so I just find it's a much more pleasurable experience for -- client dealing in the model. Knew that you set your expectations.
